Your deal deserves
more than a quick glance.

We underwrite every deal we take on in-house. That means looking at the property, your project, the capital required, and how the loan will be repaid—before presenting a financing path.

Most loans are arranged through established lending partners, with direct capital available for select opportunities. Our review helps structure the request; partner lenders also complete their own underwriting and make the final decision on their loans.

01

The property & its value

We review location, condition, photos, purchase price or current debt, and available comparable sales. For a renovation or build, we evaluate the proposed completed value against the project plan.

02

The scope, budget & timeline

We assess planned work, cost estimates, contingencies, permit status where applicable, and the time needed to execute. Construction projects also require a closer look at the builder and draw schedule.

03

Your experience & capital

We review relevant project experience, available cash, the proposed down payment, and reserves for costs or delays. Requirements depend on the project and funding program.

04

The exit & financing structure

We consider the sale or refinance plan, requested loan amount, closing deadline, and program fit. We explain potential obstacles, proposed requirements, and what is needed for a final decision.

How we move your deal forward

From first look
to a clear next step.

A streamlined review still needs a complete picture. We’ll help identify the information and milestones your transaction requires.

01 / SUBMIT

Start with the essentials.

Share the address, purchase price or value, rehab budget if applicable, requested financing, and target closing date.

02 / UNDERWRITE

We evaluate the deal.

We review the property, project economics, borrower profile, and exit. If something needs clarification, we identify it early.

03 / STRUCTURE

Understand the financing.

We discuss the proposed loan amount, pricing, cash requirements, funding source, and outstanding conditions. Preliminary terms remain subject to approval.

04 / CLOSE

Complete the final steps.

Coordinate required documents, insurance, title, escrow, and final funding approval. Confirm draw requirements before the project begins.

No appraisal on select programs doesn’t mean no property review.

We still evaluate the deal internally. Appraisal, valuation, and inspection requirements vary by program, as does closing speed.

Financing assumptions

Down payment applies to the purchase price. Points are paid in cash on the total loan amount. Interest assumes the purchase balance plus 50% of the rehab loan over the holding period. Additional lender fees are excluded. Planning assumptions only; actual terms require approval.

Buying, holding & selling costs

Selling costs default to 9% of the sale price: 6% commission, 2% excise / transfer tax, and 1% combined title and escrow. Edit these planning allowances for your transaction. Buying costs and monthly expenses start at $0; monthly expenses exclude loan interest.

Compare funding approaches

Same project and cost assumptions. Down payment applies to purchase price. Purchase + rehab loans assume the full rehab budget is financed. These are modeled scenarios, not approved offers.

Before you submit

Good questions.
Straight answers.

How fast can you close?

Eligible deals may close in as little as 48 hours after approval, clear title, and receipt of all required documentation. This is not a guaranteed timeline. Funding source, property, deal complexity, and escrow readiness affect closing speed.

Will I need an appraisal or inspection?

Select programs do not require a third-party appraisal or on-site lender inspection. We still evaluate the property and deal in-house. Property inspections, valuation reports, or construction draw inspections may be required depending on the lender, property, and program.

Are you a direct lender or a broker?

Most financing is arranged through established lending partners, with our own capital available for select deals. The funding structure depends on the project and available program. We review every deal internally; partner-funded loans also require the funding lender’s final approval.

Can you help with an investment property I already own?

Yes. We can review bridge and cash-out refinance options for investment properties you already own. Available proceeds and terms depend on the property, existing debt, equity, and program requirements.

What do I need to get started?

Start with the property location, loan purpose, purchase price or estimated value, renovation budget if applicable, and target closing date. We’ll follow up for the documents needed to evaluate your specific deal.
